Terms of service
Effective 17 October 2026
Who provides the service
The weekly new-homes list is provided by Wai Haang Leung (Oscar), a sole trader based in Sydney, NSW, ABN 88 270 194 749 ("I", "me"). You can contact me at hello@handoverlist.com.au.
The service
You choose a trade and one or more council areas. Each Monday morning I email you an Excel list of the homes in those areas that were issued an occupation certificate in the week to the previous Sunday, limited to the home types that suit your trade. Each row shows the address, suburb, postcode, home type, the date the certificate was issued, the council, a map link and the certificate reference. When you sign up, I also send you the previous week's list straight away.
- No home is sent to you twice. Certificates that come through late are added to your next list and marked as late.
- Every list is checked before it is sent. If a week's information fails those checks, I hold the list back until it is right rather than send a wrong one.
- The lists describe properties, not people. They do not include the names, phone numbers or email addresses of owners or residents.
Places
Each council area takes a limited number of subscribers per trade (currently three). Your price depends on the number of homes a month in your areas and on the place you take; it is shown before you pay and stays the same while your subscription continues, unless I tell you otherwise under "Price changes" below.
Price, billing and renewal
- Prices are in Australian dollars, ex GST. Prices are in Australian dollars. I'm not registered for GST, so no GST is added.
- Your subscription renews automatically, monthly or yearly as you chose, on the same date, until you cancel. Annual plans are charged 10 months' price for 12 months of lists.
- Payments are taken by Stripe, which charges your card at each renewal and emails you a receipt. Card details are held by Stripe; I never see or store them.
- If a payment fails, Stripe retries it over the following days. If it still can't be collected, your lists stop until the payment is made.
- Promotional prices, such as a founding price, stay for as long as your subscription continues without a break.
Changes to your areas
Reply to any list email to add or remove council areas or home types. Changes apply from the next list. If a change moves you to a different plan, I'll tell you the new price and you can choose whether to go ahead.
Cancellation
You can cancel at any time with the link at the bottom of every list email, or by writing to me. Cancelling stops the next renewal; you keep receiving lists until the end of the period you have already paid for.
Refunds
- First month guarantee: if your first month's lists aren't useful to you, tell me within 30 days of your first payment and I'll refund that payment in full.
- Apart from that, payments for periods in which a list has been sent are not refunded, except where the law requires it.
- If a list is late or missing, tell me and I'll send it. If I can't deliver the lists for a period at all, I'll refund that period.
How you may use the lists
- The lists are for marketing your own business's products and services, and for no other purpose.
- Please don't resell, publish or share the lists outside your business.
- You are responsible for how you contact residents, including respecting "No junk mail" and "Do not knock" signs and the rules that apply to letterbox drops and door-to-door selling.
Accuracy
The lists are provided as is. They are compiled with care but may contain errors or omissions (a few addresses are recorded only as a lot number, for example), and I can't promise any particular number of homes in a given week or any sales result from using them.
Liability
To the extent the law allows, my liability for any problem with the service is limited to sending the affected list again or refunding the fee for the affected period. Nothing in these terms excludes, restricts or changes any right you have under the Australian Consumer Law.
Price changes, changes to these terms and governing law
I'll email you at least 30 days before any price change or any change to these terms that affects you, and you can cancel before it applies. These terms are governed by the laws of New South Wales, Australia.
